We give investors the opportunity to generate additional income by deploying capital into safe & profitable commercial real estate.  We take on the sourcing, acquiring, repositioning, and disposition of multifamily assets to provide our investors with the highest returns. Our goal is to provide an entrance into multifamily real estate investing for anyone, not just the wealthy.

Our team leans on experience to acquire multifamily properties with strong potential to add value for the purpose of repositioning and exiting for a profit.  By upgrading apartment units with modern finishes, renovating exterior components, or fixing deferred maintenance we create additional value for our investors and quality products for our tenants to call home.

How it works

Multifamily investing is not just for the ultra wealthy. Apartment communities are commonly purchased through multifamily syndication that anyone can be a part of. A multifamily syndication is a real estate investment with multiple investors combining their capital to purchase a property. The General Partners, such as Jones Equity, takes lead on the project while the Investment Partners enjoy the benefits of earning additional income.

Nelson Jones is a Business Professional and founder of Jones Equity. Through his business experience, he has a proven track record of quality capital and business management. Nelson graduated from Mississippi State University with a Bachelor's of Science Degree in Engineering. He is an Oil and Gas business professional with experience in engineering and process optimization.

His current professional role is key to increasing bottom line margins in various operational districts throughout the United States. Nelson's role puts a focus on business overhead and operational cost reduction plans, capital spend control, and business workflow optimization in order to provide exceptional results in operating cost control. He is currently invested in 225 units of real estate valued over $20M. Nelson and his wife Erikka live in the Houston Metro area where they enjoy staying active and traveling.

Devin Elder is a Real Estate entrepreneur and San Antonio native with a proven track record of repositioning properties, delivering quality housing products to market, and delivering consistent double digit returns to hundreds of passive investment partners. Devin began investing in Real Estate in 2012 and has grown revenue and profit every year since.

Devin Elder is sole owner of DJE Texas Management Group LLC (DJE), which manages all aspects of acquisition, repositioning, and disposition of single family, land, development, and multifamily projects in Central Texas. DJE has successfully completed over 200 Real Estate renovation projects, with renovation budgets ranging from $10k to $1.2MM+. Devin is a Principal in over 3,000 units of multifamily valued at over $180MM. No investor capital has ever been lost on any DJE project.

Ruben Dominguez is founder and Principal of Totem Capital Group. He is also the founder of San Antonio Real Property, LLC, a Texas single family home acquisition company. Totem Capital Group has acquired a real estate investment portfolio of over 500 units and is invested in over $40MM+ of single family and multifamily.

Ruben graduated from the University of the Incarnate Word with a Bachelor's of Science Degree in Business Administration and spent over 12 years in IT leadership roles. Most recently he served as an executive for several Software as a Service (SaaS) companies where he was able to successfully grow and exit a company. Ruben and his wife April have 3 children and live in the San Antonio Metro area.

Our Strategy

1. Acquisition

Jones Equity targets strong Texas markets with proven demand growth in apartment living by leaning on experience and industry professionals  We manage all aspects of sourcing and acquiring multifamily properties in strong markets to provide our investors with a stress free entrance into an exceptional asset class.

2. Reposition

After closing, we begin executing a value-add business plan by optimizing management, conducting interior renovations, and exterior improvements throughout the property.  Our value-add business plan puts a focus on strengthening the balance sheet and stabilizing the asset.  Repositioning the asset provides a quality product for our tenants to call home while also adding value to the property for our investor partners.

3. Cash Flow

During ownership of the property, our investor partners benefit from monthly or quarterly cash flow distributions, allowing our investors to enjoy truly passive income with no work required.

4. Disposition

Upon conclusion of the project, we handle the disposition of the property entirely.   Investor's initial capital is then returned along with any additional gains.
